One aspect that has been of interest to home buyers and sellers over the past year is the Rightmove keyword search facility.
Buyers can use keyword searches
In May of 2018, Rightmove introduced a keyword search facility on their site. Buyers could now put in phrases or words they wanted to see in property listings, in addition to searching by price, location and property size. While this has been a novelty aspect for many people, there is no doubt many buyers who are looking for a specific feature in a home have found this search facility to be advantageous.
To commemorate the first year of the search facility, Rightmove announced the top 10 most searched keywords terms, which were:
If you are a homeowner and those search terms don’t apply to your home, don’t worry. When you look at the top three words, garage, annexe and acre; it appears as though space is critical for buyers. This will not be a surprise for anyone who operates in the property market, as space is one of the most essential features of a home.
Decluttering your home creates more space
You should always declutter your home, and if you have the option or ability to add space to the property, you should. Also, if you are considering improving your home before going to market, it makes sense to consider these options. If you have the option to add a garage or annexe to your home, you will likely generate more interest from willing buyers.
You shouldn’t list one of these terms if they don’t apply to your home, but there is nothing to prevent you from making changes which means it does apply.
