Buying or selling a house can be one of the most stressful and emotional times in somebody’s life and with the average person moving once every 14 years it can be a very alien environment to a lot of people.
When buying or selling a house, you are normally dealing with your most valuable asset and having an agent on your side who understands and values the importance of this will make your experience, a much more enjoyable and much less stressful one!
How do you know that you’re picking the right agent?
Estate agency as an industry is known for its super-slick salespeople with the “gift of the gab” (though I promise some of us are okay really!) But fear not, there are some simple questions you can ask to find out how effective your prospective agent is.
“How many homes has your agency sold this year?”
DON’T be fooled by board presence, while it may look like an agent is the biggest show in town “FOR SALE” boards only mean that the agent has a lot of properties on their books, and not necessarily that they’re selling them.
“On average how long does your agency take to sell a property?”
Remember the longer your house is on the market the worse it is for you the seller. Knowing your prospective agents’ average “days on market” should give you a rough indicator on who will be the most effective when it comes to selling your home. If your agent isn’t aware of this figure then perhaps this should worry you, is the performance not important to them?
“What’s your strategy?”
Here you are trying to determine whether or not your prospective agent is passive or active in the marketing of your property. Will they be going back to the office to call ready, willing and able buyers who may be interested in your property or will they be sticking your home on Rightmove that afternoon and waiting for the phone to ring?
A survey from Rightmove discovered that if the general public could pick ANY celebrity to be their estate agent it would be David Attenborough. This choice was based on the fact that he is seen as trustworthy, honest and knowledgeable in his field. So, when it comes to choosing your estate agent think about which traits are important to you and choose an agent based on those as well as their company size/performance.
When it comes to selling a house it’s 1% about the property and 99% about people; make sure the agent you choose is right for you.
